While there has been a slight decrease in rates recently, they’re not where we need them to be to help improve lacking inventory. According to Freddie Mac’s chief economist,rates are still above 6% due to some wild swings in the banking sector and the Federal Reserve’s comments on their policy outlook. According to Logan Mohtashami,lead analyst at HousingWire, mortgage rates tend to align with the 10-year U.S. Treasury yield. Mohtashami, points out that mortgage rates should be lower than the 10-year yield, but with financial credit getting tighter and the Fed no longer buying mortgage-backed securities (MBS), it has been difficult for the spread to improve. Now, let’s talk about what’s next. Keep an eye out for the CPI (Consumer Price Index) and PPI (Producer Price Index) inflation reports this week. The CPI measures the average change in prices paid by consumers for goods and services, while the PPI measures the average change over time in the selling prices received by domestic producers for their goods and services. However, Freddie Mac’s chief economist, Sam Khater, expects rates to gently decline over the course of 2023 as the rate of inflation decelerates. 📉 Despite the current trends, incoming data suggests that the housing market has stabilized from a sales and house perspective. 🏠 As always, “Cash Rules Everything Around Me” – and we’ll continue to keep a close eye on the developments.
